Colliers Facilitates Sale Of $46 Million Industrial Development Site In Orlando

Seefried Industrial Properties and Clarion Partners have purchased an infill industrial development site in South Orlando from the Orlando Utilities Commission for $46.25 million.

The buyer plans to develop Orlando Infill Logistics Center on the 168.3-acre property, located on Wetherbee Road near Orlando International Airport.

Clarion will be the equity partner, while Seefried will oversee the development of the site.

Joe Rossi, CCIM, Lee Morris, Jeff Morris and Bret Felberg of Colliers represented the seller in the transaction. Seefried represented themselves.

“We first worked with the seller for well over a year to resolve some of the uncertainties and entitlements surrounding the property to maximize value and broaden the appeal of the project to as large a pool of buyers as possible,” said Rossi, executive vice president at Colliers. “We then broadly marketed the site to industrial users and developers, and the property received over 15 offers. Seefried was selected as the preferred buyer based on a combination of price, terms, timing and ability to execute.”

With easy access to three of Orlando’s main arterials, the Central Florida GreeneWay (FL 417), the Beachline (SR 528) and Florida’s Turnpike (FL 91), and less than a five-minute drive to the Orlando International Airport, the site provides an infill location in an area that is fully developed, allowing the site to provide excellent access and close proximity to the greater Central Florda market. Also because of the size of the site and the flexible site plans, it is receiving strong interest as a build-to-suit site for some of the largest users in the market.

Plans for developing Orlando Infill Logistics Center at the site include 1.5 million square feet of new industrial space across up to nine buildings, but with multiple site plans available to accommodate buildings ranging in size from 69,300 square feet to 1.2 million square feet. Speculative development of the first three buildings is expected to begin in early 2026, and build-to-suit opportunities are also being entertained.

Seefried Industrial Properties/Clarion Partners has hired Lee Morris, executive vice president at Colliers, to manage leasing for the property.

“The unique size and location of this site provides unparalleled opportunities for not only a wide range of distribution users of varying sizes but also, initially, to offer larger users or users that need a purpose-built building, heavy parking or outside storage an infill location that is virtually unheard of in this fully developed area,” said Lee Morris. “Also, because it has access to existing electric transmission infrastructure, the site will be attractive to heavier power users, such as manufacturing or refrigerated facilities.”

Orlando Infill Logistics Center will offer ample parking and trailer space, with up to1,500 auto spaces and 600 trailer spaces for buildings as large as 1.2 million square feet. The development is also able to accommodate heavier manufacturing operations, with close proximity to electric transmission lines and substation, as well as natural gas. It is situated in a major industrial area of Orlando – Tradeport/Airport Industrial Park – and 4 miles from Orlando International Airport, which is Florida’s busiest airport and saw over 57 million passengers in 2024.
