Graham Capital Acquires Fully Leased Orlando Industrial Facility For $21M

Graham Capital has completed the acquisition of a two-building industrial facility at 8601 and 8617 Transport Drive in Orlando, further reinforcing investor confidence in Central Florida’s industrial market.

The property traded for $21 million, equating to approximately $147.33 per square foot, based on its 142,536 square feet of total building area. The asset is situated on a 13.5-acre site, providing ample land coverage and functionality for industrial operations.

A key driver of the transaction is the property’s 100% occupancy, with the entire facility leased to Kratos Defense & Security, a U.S. government contractor. The long-term tenancy offers stable cash flow and underscores the asset’s strategic value, particularly given the specialized nature of defense and technology-related users.

The seller was represented by Jaime Garcia, Founding Partner and Managing Principal of BCA Industrial Partners LLC, while CBRE facilitated the transaction.

Located within one of Orlando’s established industrial corridors, the Transport Drive facility benefits from strong regional connectivity, access to major transportation routes, and proximity to a growing labor base—factors that continue to drive demand for well-located, mission-critical industrial properties across Central Florida.

This acquisition highlights the ongoing appeal of fully leased industrial assets with credit tenancy, even as investors remain selective in today’s evolving capital markets environment.
