JLL Secures New 112,000-Square-Foot Lease In Plant City
JLL has completed a 112,000-square-foot relocation and expansion with Roland Foods at Lakeside Logistics II, the second phase of a premier Class A industrial park located in Plant City.
The long-term commitment brings the park to 88% leased, with 50,062 square feet of space still available in the newest building.
JLL’s John Dunphy, Peter Cecora, and Olivia Brock represented the park’s ownership group, Foundry Commercial, in the lease negotiations. Roland Foods was represented by Josh Tarkow, Joseph DeRosa, and John Isaacs of CBRE.
The lease marks a strategic relocation and expansion for the New York-based specialty foods importer known for distributing premium culinary products ranging from tinned fish to pastries. The company is moving operations from South Florida to Central Florida, drawn by cost advantages and access to Florida’s key logistics corridors. Roland Foods will build out the space to include cold and freezer storage infrastructure to support its food distribution operations, with occupancy expected in the first quarter of 2026.
“Roland Foods’ decision to relocate its operations to Central Florida is a testament to the strength of the I-4 corridor and Plant City’s appeal to logistics and food operators,” said Olivia Brock, Associate at JLL. “We’re seeing increased activity from food and beverage users across Central Florida, and projects like Lakeside Logistics and our nearby assignment at Hamilton Logistics Center are drawing interest thanks to their modern infrastructure, flexible configurations, and strategic access to the region’s expanding consumer base – all of which position the site as a cornerstone for continued growth and investment in Florida’s booming industrial sector.”
Located at 3002 and 3010 Coronet Road, Lakeside Logistics spans over 400,000 square feet across two buildings. Building 1 totals 189,000 square feet and is fully leased. Roland Foods will occupy a portion of Building 2, leaving just 50,062 square feet of Class A space remaining, including 1,357 square feet of office.
Designed to support high-volume distribution, the park features 32-foot clear heights, front-load configurations, 130-foot truck courts, Early Suppression Fast Response (ESFR) sprinkler systems, and LED lighting throughout. Ample onsite vehicle capacity includes 355 combined parking spaces, and 77 dedicated trailer drop positions, with 39 at Building 1 and 38 at Building 2.
Lakeside Logistics is strategically located along Florida’s high-growth I-4 corridor between Tampa and Orlando, offering immediate access to two interstate interchanges and proximity to major distribution hubs. Positioned to directly serve the state’s three fastest-growing counties – Polk, Hillsborough, and Orange – the site sits within a 200-mile radius of over 19.5 million residents. The broader development is master-planned and entitled for up to 7 million square feet of industrial space, representing more than 10% of Plant City’s total land mass and reinforcing its long-term regional significance.
