New Industrial Park Breaks Ground In Lake County
FRP Development Corp., together with Strategic Real Estate Partners, LLC, has broken ground on Phase I of Camp Lake Commerce Center, a new industrial development located in Minneola in Lake County, the fastest growing county in the state today. Phase I includes two state-of-the-art industrial buildings totaling 377,892 square feet.
Camp Lake Commerce Center is planned as a three-phase industrial park totaling approximately 1.4 million square feet across 163 acres. Upon completion, the total project will offer capacity for 996 parking spaces and 193 trailer spaces, with buildings designed to accommodate 32-foot clear heights and modern logistics operations.
Considered the first logistics project to be developed in Minneola, Phase I will deliver two modern industrial facilities featuring 296 parking spaces, 85 trailer spaces, 60-foot speed bays, dock-high and drive-in loading, build-to-suit office space, and 32-foot clear height in the warehouse. The development will provide efficient, high-quality logistics space in a strategic Central Florida location, offering direct access to the Florida Turnpike and Highway 27 and serving as a critical hub for statewide distribution.
Projected to add 200,000 new residents by 2030, Lake County is seeing major growth, with the Commerce Center development strategically located adjacent to the new $281 million AdventHealth Hospital campus. The strong pipeline of development underway in Minneola also includes the visionary Hills City Center, a 96-acre mixed-use destination that will comprise residences, retail shops, senior housing, medical office space and new event space from Crooked Can Brewery representing a transformative project that will enhance lifestyle offerings in the city.
“Breaking ground at Camp Lake Commerce Center represents a strategic capital investment for FRP in one of Florida’s most compelling industrial corridors and expands our development footprint in the high-growth region,” said Mark G. Levy, Chief Investment Officer of FRP Development Corp. “Minneola offers strong population growth, top quality amenities, improving infrastructure, and limited supply of modern logistics facilities, creating an attractive opportunity to deliver institutional-quality product that meets the evolving needs of logistics users today seeking strategic statewide distribution.”
Camp Lake Commerce Center offers strong regional connectivity, with the Orlando MSA home to nearly three million residents. The site provides convenient access to major interstates, nearby airports, and key distribution ports serving fast-growing markets including Orlando, Tampa, Ocala, Jacksonville, and The Villages. The project also reaches more than 500,000 residents within a 15-mile radius and benefits from proximity to a large and diverse workforce.
“This project reflects our shared vision to deliver best-in-class industrial developments in markets where demand fundamentals are strong and long-term growth is evident,” said J.R. Wright Jr., Managing Partner of Strategic Real Estate Partners, LLC. “Camp Lake Commerce Center is well positioned to serve a broad range of users seeking modern facilities with excellent regional connectivity.”
CBRE’s David Murphy, Monica Wonus, and Gaby Gissy are leading leasing efforts for the project.
Designed to accommodate tenants requiring between 20,000 and 335,000 square feet of space, Camp Lake Commerce Center incorporates sustainable features including 2,000 amps of power per building, interior LED lighting, and advanced exterior lighting controls. The property is also conveniently located near a wide range of retail and service amenities, including Publix, Home Depot, Aldi, Walmart, BJ’s, Kohl’s, Target, Winn-Dixie, Ross Dress for Less, and Belk.
