Cushman & Wakefield’s Self-Storage Advisory Group Represents William Warren Group In $6.9M Sale Of StorQuest Express in Kissimmee

Cushman & Wakefield’s Self-Storage Advisory Group represented The William Warren Group in its $6.9 million sale of StorQuest Express, a 517-unit self-storage facility in Kissimmee.

Cushman & Wakefield’s Michael A. Mele, Luke Elliott, Greg Wells and Anthony Licari represented the seller in its transaction with Merit Hill Capital.

Located at 161 Oakwood Drive in Kissimmee, the property comprises 53,919 square feet and was 82.2% occupied by square footage at time of sale. It is primarily composed of climate-controlled units, with 370 units housed inside the main building and 130 non-climate drive-up units on the exterior, allowing the facility to capture a broad spectrum of residential and recreational demand.

“StorQuest Express Kissimmee represents exactly the type of institutional-quality asset that sophisticated investors seek in today’s market – newly constructed, brand-managed and strategically positioned in one of the fastest-growing markets in the country,” said Mele, Cushman & Wakefield Executive Vice Chair. “Central Florida’s self-storage fundamentals remain exceptionally strong, driven by population in-migration, robust employment growth and sustained housing demand. This offering provided a rare opportunity to acquire a modern, well-located facility with meaningful embedded upside through lease-up and stabilization.”

Strategically located along Oakwood Drive, the property offers convenient access to major commuter and commercial corridors, including U.S. Highway 192, John Young Parkway, the Florida Turnpike and Interstate 4, providing connectivity throughout the greater Orlando metro. The five-mile trade area has a population of 188,079 and an average household income of $83,661, reflecting approximately 9.7% population growth since 2020.

Kissimmee has recorded roughly 7% population growth since 2020 and benefits from proximity to world-class tourism assets, including Walt Disney World Resort and Universal Orlando, as well as NeoCity, a 500-acre technology and advanced manufacturing district. The surrounding MSA, one of the fastest-growing metro areas in the United States, is approaching a population of 3.0 million. The facility further benefits from brand-affiliated management under StorQuest, positioning it to compete at the top of the local market.
