Clermont Gears Up For A Transformative Downtown Development: The Lumberyard District

Exciting changes are on the horizon for downtown Clermont with the approval of the ambitious Lumberyard District, a new mixed-use development poised to redefine urban living and entertainment in the area.

The Clermont City Council has given the green light to this significant project, which will be developed by Atlanta-based firm Penler.

Situated on a 12.3-acre site conveniently located next to Victory Pointe Park and the scenic South Lake Trail, the Lumberyard District is set to become a vibrant hub. The project, backed by a $45 million investment, will feature 392 modern apartments designed with young professionals in mind, emphasizing affordability and access to downtown amenities.

Beyond residential offerings, the district will boast approximately 53,000 to 55,000 square feet of commercial space, including retail shops, diverse dining options, and offices. A standout feature will be “The Sawmill,” a lively two-story entertainment complex offering arcade games, food, beverages, and music. Plans also include two live-work buildings, three commercial buildings with ground-floor retail and residential units above, and a signature restaurant complete with a rooftop bar offering views of Lake Minneola. A two-story parking garage will also be part of the development.

The architectural vision for the Lumberyard District draws inspiration from an “Old Florida, Key West-style” aesthetic, incorporating Hardie Board siding as a nod to the site’s history as a lumber mill. Demolition and site preparation are anticipated to commence this spring, with apartment construction expected to take at least 12 months.

This project follows Penler’s successful track record in Clermont, including the recently completed and sold Grove at Clermont apartment community. The Lumberyard District is poised to revitalize Clermont’s downtown, blending its rich past with a dynamic new future.
