Miller Construction Begins 112,000-SF Industrial Warehouse In Orlando
Miller Construction Company, a statewide, privately-held construction firm, began construction on a new $20.7 million industrial warehouse project in Orlando.
The 112,000-square-foot build-to-suit facility, dubbed First Pine Hills, is located at 5711 North Pine Hills Road and will be the new home for Addison HVAC LLC. The project is being developed by First Industrial Realty Trust.
Miller Construction is planning to deliver the project to First Industrial in the third quarter of this year.
The new facility will feature tilt-wall construction, structural steel, and a TPO roof. The project site, which is ideally located west of Interstate 4, is a state-of-the-art space tailored to Addison HVAC’s operational needs.
“We are excited to begin construction on the First Pine Hills project for First Industrial,” said Brian Sudduth, President and CEO of Miller Construction. “Our team has worked diligently to address the site’s challenges, and we are confident in delivering a successful project.”
The company’s preconstruction team faced a unique challenge with the tight site, requiring creative solutions for the tilt-wall panels. Miller’s innovative approach to erecting the walls includes leaving out 19 feet of concrete slab, allowing the tilt crane to straddle the wall footers along the North side of the building. Additionally, the site utilities are being run under Pine Hills Road and through the industrial park’s main entrance, closing off access to the team for a period. Miller has remained in constant communication with all parties involved to make this a smooth, efficient construction process.
The development represents a significant investment in the local industrial market and is anticipated to bring new jobs and economic activity to the area.
“We are thrilled to work with Miller Construction on this important build-to-suit development project on an infill Orlando site,” said Brad Kluever, senior regional director for First Industrial’s Florida region. “This facility was designed specifically for our tenant, providing the infrastructure needed to enhance their operations while leveraging the region’s strong logistics network.”
The project team includes C4 (Architect and MEP), Mendieta Structural Consulting, Inc. (Structural), and Oxbow Engineering (Civil).
