Chesterfield, Graham & Company To Break Ground On Lake Mary’s First New Flex Development In Over 25 Years
Winter Park–based Chesterfield and Birmingham–based Graham & Company are moving forward with construction of Lake Mary Technology Center, a new state-of-the-art industrial flex campus located along I-4 with 4 buildings totaling 238,000 square feet.
The 17.6-acre project is slated to break ground this December, with delivery anticipated in Q4 2026. Once complete, the development will mark the first new flex project in Lake Mary in more than 25 years, further cementing the city’s reputation as one of Central Florida’s most dynamic business hubs.
The project will deliver four highly functional buildings ranging from 53,440 to 71,293 square feet, specifically designed to accommodate the expanding needs of small- to mid-bay industrial and flex users throughout Central Florida. Each building will offer 25-foot clear heights, ESFR fire suppression, 150-foot shared truck courts, 3-phase power, and 1.64/1,000 SF parking. Spaces will be available for sale or lease, with flexible configurations to accommodate a range of users and owner-occupiers.

Positioned along the I-4 Corridor, Lake Mary Technology Center offers immediate access to Interstate 4, SR 417, and SR 429, as well as proximity to both Orlando International Airport and Sanford International Airport. The site sits among a roster of corporate neighbors that includes AAA’s national headquarters, Deloitte, Mitsubishi Power Americas, FARO Technologies, and Orlando Health, making it ideally suited for modern industrial, flex, and light manufacturing users.
