Dr. Phillips Charities Eyes Residential, Retail Redevelopment In Orlando’s Packing District
Dr. Phillips Charities is considering another major redevelopment within Orlando’s Packing District, this time targeting the aging Princeton Commerce Center for a combination of new housing and retail space.
The property, which dates back more than 70 years, was originally developed with a grocery store and bowling alley. The commercial center could now be demolished to make room for luxury apartments, townhomes and shops under plans being explored by the nonprofit organization, which serves as the Packing District’s master developer and primary landowner.
The site is located along West Princeton Street near Packing District Way and Stanhome Way. Existing buildings and surface parking would be removed as part of the redevelopment.
The proposal would build upon the district’s expanding residential base. Nearly 800 housing units, ranging from apartments to townhomes, have already been developed or announced in the area. Existing communities include the Cannery and Citron apartment projects and the Brix at the Packing District townhome development.
The Packing District is planned as a 202-acre mixed-use community combining housing, businesses, recreation and public gathering spaces. Major components completed or underway include the Leonard & Marjorie Williams Family YMCA, the Great Southern Box Co. Food Hall, Publix, Grove Park and the planned 4Roots Farm Campus.
Earlier planning for the Princeton Commerce Center property contemplated as many as 600 multifamily units, approximately 10,000 square feet of commercial space and another 10,000 square feet of offices. The latest concept appears to broaden the housing mix by incorporating townhomes along with apartments and neighborhood-serving retail.
The redevelopment remains in the planning stage, and a construction timeline has not been announced.
