New Office Building Breaks Ground in Orlando’s Packing District
At a time when office development is largely stalled, Dr. Phillips Charities is moving forward with a major addition to Orlando’s Packing District.
The nonprofit officially broke ground on a four-story, 40,000-square-foot Class-A office building, marking a key milestone for the 202-acre mixed-use community.
Located at the corner of Princeton Street and Orange Blossom Trail, the new building will bring high-quality office space to the district’s southeast corner, directly across from the recently completed Citron Apartments and steps away from the Great Southern Box Co. Food Hall.
Dr. Phillips Charities President and CEO Ken Robinson emphasized the building’s broader purpose. “This isn’t just construction—it’s community-building,” he said. “We’re shaping a place where commerce, culture, and history intersect.”
Designed by HuntonBrady Architects, the building will reflect the district’s industrial roots with traditional red brick and metal finishes, while a modern glass wall facing a courtyard and planned hotel will feature electrochromic glass that adjusts to sunlight and weather, adding both functionality and visual interest.
A monument tower on the building’s northwest corner will provide naming rights opportunities for a future anchor tenant. The structure will also include sustainable features, flexible layouts, and inviting community areas.
Welbro Building Corporation is leading construction, which is expected to wrap by summer 2026.
Robinson revealed that one entire floor—about 10,000 square feet—will be set aside for nonprofit organizations, offered at below-market rents to foster innovation and impact.
“We want to create an incubator space for mission-driven work,” he said.
While the national office market continues to face challenges, including high interest rates and elevated construction costs, this project comes as many small businesses prepare to grow. A CBRE survey indicates that nearly half of companies planning to expand in the next three years are concerned about finding quality office space—with that number jumping to 80% among companies with fewer than 500 employees.
This office development is the latest in a growing list of assets within the Packing District, a master-planned community built on historic citrus land. Completed projects include the YMCA, Publix, High Point Climbing & Fitness, The Brix Townhomes, The Cannery, Citron Apartments, the Orlando Tennis Center, and 4Roots Farm.
