Eastwind Development Begins Construction On Luxury Apartment Community In Florida’s Space Coast Region
Eastwind Development started construction on The Aston at Longleaf, a 264-unit luxury apartment community located on Preserve Drive in Melbourne. The beginning of construction immediately follows Eastwind’s closing on the acquisition of the 17-acre project site and a $45.5 million construction loan provided by TD.
Situated in Florida’s rapidly growing Space Coast region, The Aston at Longleaf is targeting delivery of the first units in late 2027, with full project completion expected by mid-2028.
“The Aston at Longleaf represents everything we look for in a development opportunity: an infill location with high barriers to entry and a renter base anchored by some of the strongest employers in the country,” said Jack Weir, President of Eastwind Development. “Melbourne’s aerospace, defense, and technology economy is growing at a pace few markets in the country can match, and we are proud to meet the housing needs of the workforce driving that growth.”
The development team includes FaverGray as general contractor, FK Architecture as project architect, Kimley-Horn as project engineer, Innovations Design Group as landscape architect, and R Shana Designs as interior designer.
Residents will benefit from proximity to major aerospace, technology, defense, and healthcare employers, including L3Harris, Lockheed Martin, Northrop Grumman, Collins Aerospace, SpaceX, Blue Origin, and leading regional hospital systems.
“At TD, financing quality housing is fundamental to creating thriving communities. The Aston at Longleaf will expand housing choice while supporting the Space Coast’s continued economic momentum at a time of significant growth,” said Nathan Perlmutter, Market Leader, TD Bank U.S. “We appreciate our partners at Eastwind Development for delivering an incredible plan that will advance a project that reflects our shared commitment to responsible development and long-term community impact.”
Each residence will include elevated interior finishes such as 9-to-10-foot ceilings, luxury vinyl plank flooring, screened private patios or balconies, quartz countertops, soft-close cabinetry, tile backsplashes, designer LED lighting, and gourmet kitchen upgrades in select units. Spacious open-concept floorplans are complemented by elevator-serviced buildings and an advanced smart-home technology package, delivering both sophistication and modern convenience.
Residents will enjoy access to best-in-class amenities, including an expansive 10,000-square-foot clubhouse featuring a vibrant community lounge and game room with multiple social areas; a state-of-the-art, 24-hour fitness center with an adjoining spin room; a spacious coworking lounge; and a multi-sport gaming simulator room. Outdoors, the beautifully landscaped courtyard will offer a resort-style swimming pool with private cabanas, an outdoor kitchen, firepit, yoga lawn, games lawn, and a variety of serene gathering areas designed for both relaxation and socializing. The community will also include a fully equipped dog park with an adjacent pet spa.
Melbourne’s multifamily market is experiencing strong momentum driven by rapid growth in aerospace, aviation, and space-related industries. Renter demand has surged, with absorption over the past 12 months more than tripling compared to levels seen just three years ago, according to CoStar.
