MDH Partners Acquires Lakeland Industrial Portfolio For $67.7 Million

MDH Partners has acquired a three-building industrial portfolio in Lakeland from Stonemont Financial Group for $67.7 million.

The transaction includes Buildings 100 through 300 at Lakeland Commerce Center, a Class A industrial development totaling 557,100 square feet. The purchase price equates to approximately $122 per square foot.

The properties are located at 5135 Drane Field Road, 3400 County Line Road and 3490 County Line Road. Together, the rear-load warehouse buildings occupy approximately 28.5 acres within a master-planned business park along Lakeland’s County Line Road corridor.

The location places the portfolio between Interstate 4 and Lakeland Linder International Airport, with access to both the Tampa and Orlando metropolitan areas. That connectivity has helped establish Polk County as an important distribution and logistics hub serving Central Florida.

JLL Capital Markets represented Stonemont in the sale. The brokerage team included Cody Brais, John Huguenard, Luis Castillo, Taylor Osborne, David Orta Jr. and Mia Gian.

Atlanta-based MDH Partners invests in industrial and logistics real estate on behalf of institutional investors. The company says it has participated in more than $7 billion of acquisitions, developments and asset-management assignments since its formation.

The sale provides another indication of institutional demand for modern industrial properties along the Interstate 4 corridor, particularly assets offering access to Central Florida’s two largest metropolitan areas.
