Engineering Group Inks 13,000 SF Deal For New HQ In Downtown Orlando

Limbach Engineering & Design Services, a division of Limbach Facility Services, LLC, has leased a 12,740-square-foot office space at 301 E. Pine Street in Capital Plaza Two for its new headquarters in downtown Orlando. The firm is currently located in a 37,000-square-foot space at 5401 Benchmark Lane in Sanford, which it shares with Harper Limbach, LLC, another division of Limbach Facility Services. Harper Limbach will also be moving during the first quarter of 2016 and has leased a 48,054-square-foot flex property in Lake Mary for its headquarters. Robert Kellogg, CCIM, Todd Davis, SIOR, CCIM, and Colin Morrison of Colliers International Central Florida represented the tenant. The landlord is Highwoods Properties, Inc.  

“Having outgrown their current space, Harper Limbach and Limbach Engineering & Design Services were looking to establish two separate offices in the Orlando market,” said Kellogg, Managing Director of Office Services for Colliers International Central Florida. “For Harper Limbach, a large property with office and warehouse space made sense, while Limbach Engineering & Design Services was looking to move to downtown Orlando to join the other engineering and architectural firms in that submarket.”

Limbach Engineering & Design Services is an engineering group providing professional engineering, design and estimating to clients of Limbach Facility Services through its subsidiaries Harper Limbach and Limbach Company, LLC. Limbach Facility Services is headquartered in Pittsburgh, Pa., where it has been since 1901.  

“Over the next few months, the tenant will be making a number of improvements to suit the space for its needs, including opening up the interior space to fit their engineering cubicle furniture,” said Davis, Managing Director of Office Services for Colliers International Central Florida. “They expect to move in before the end of the first quarter.”
