Orlando Developer Pays $74M For 1,100+ Acres In Brevard County For Massive Project

Dix Developments, based in Orlando, purchased 1,134 acres in southeast Palm Bay for $74 million.

This acquisition is the second and largest of three planned land purchases along Micco Road for the Ashton Park mixed-use development, a massive 1,568-acre project valued at $2.5 billion.

James Dicks, the company’s founder and CEO, shared with the Orlando Business Journal that the final land acquisition, consisting of 133 acres for the town center, will close on April 15. The first purchase, covering around 300 acres, was made in December 2024 for $15.6 million.

The latest property was acquired from entities associated with the Logan and Lee families, with Dusty Calderon of Saunders Real Estate acting as the broker. The deal sets the stage for the creation of 3,815 single-family homes, 1,037 apartments, and 1 million square feet of commercial and retail space in the rapidly growing Brevard County market.

The Ashton Park project has been annexed into Palm Bay and rezoned as a planned unit development (PUD). Dicks noted that the area is well-planned, making it an attractive location for development.

The project’s engineering and architectural design are being led by Jake Wise of Construction Engineering Group in Melbourne and Cristian Oquendo of Charlan Brock & Associates.

Dicks envisions Ashton Park as a community similar to Celebration, offering a vibrant destination for residents and visitors with food, entertainment, and retail options. He described the project as a long-term investment in Palm Bay and Brevard County to address the growing demand for jobs, housing, and commercial services.

Both Dicks and Tampa-based developer Paul Paluzzi of Zons Development praised local government leaders for their efforts in facilitating future development. Paluzzi and Thomson Whitney Blake of Blake Investment Partners recently announced a $1 billion partnership for the Emerald Lakes development near the 1-95 and St. Johns Heritage Parkway interchange, just north of Ashton Park.

    They want it to look like Queens here. Micco Rd cannot handle that kind of traffic and neither can the brand new one lane bridge over the canal that was just took 8 months to finish. Let’s just ruin every open space in the area. Why not spread some of this to Fellsmere? Why does it have to be concentrated in one little area and become and concrete jungle?
