Tavistock Planning New Flex Industrial Park In Lake Nona

Tavistock, the master developer of Lake Nona, has submitted plans for a new flex industrial park near the USTA National Training Center, as well as a mixed-use district across from the recently opened Target-anchored Lake Nona West shopping center.

Last week, Orlando’s Development Review Committee (DRC) approved the proposal for a five-building warehouse complex situated on 15.75 acres west of Lake Nona Boulevard. The total building space will amount to 209,800 square feet, with each warehouse ranging from 35,000 to 50,000 square feet. Additionally, the DRC granted a height waiver, allowing the single-story warehouses to reach a maximum height of 35 feet. The development will also include the construction of a new road, Performance Drive, linking Lake Nona Boulevard to Wellspring Drive.

The complex is expected to include warehousing and flexible office spaces, accommodating a range of uses allowed under the Airport Support High Intensity future land use designation.

The development will feature three smaller, shallow-bay buildings with grade-level loading, and two larger buildings with dock-high loading.

This project is aimed at addressing the demand for small-bay flex spaces in the southeast Orlando submarket, which has seen an increase in large-scale and cross-dock facilities in recent years.

In addition to this industrial park, Tavistock is moving forward with permitting for an even larger project across from Lake Nona West and south of Medical City. Last week, Tavistock applied for an Environmental Resource Permit from the South Florida Water Management District for the drainage system of a 132.4-acre mixed-use district called Lake Nona South. Although details such as building size and placement are not yet provided, the project is intended to support airport-related industrial facilities serving Medical City.
