Colliers International Appointed Exclusive Leasing Agent For Downtown Orlando Office Tower

Cousins Properties has appointed Colliers International Central Florida to be the exclusive leasing agent for Bank of America Center, an iconic Class A office tower in downtown Orlando. The 28-floor, 421,000-square-foot office building is the second tallest in Orlando’s central business district and commands a prominent and distinctive place in the Orlando skyline. Todd Davis, SIOR, CCIM, Managing Director of Office Services, Robert Kellogg, CCIM, Managing Director of Office Services, and Colin Morrison, Office Services Associate, will handle leasing for the property. Cousins Properties purchased the Bank of America Center in October 2016. The landlord intends to implement a significant capital improvement plan into the building, including the addition of ground floor common area Wi-Fi, elevator upgrades, a state of the art conference center and other common area renovations. The property is 91 percent leased, with notable tenants including Bank of America, Broad & Cassel, CareerSource and Cousins Properties. Tenant amenities include a fitness center, 24/7 on-site security, a full-service Bank of America branch, fully-integrated structured parking, a courtyard with abundant seating, and two on-site dining options. Located on the ground floor is DoveCote Brasserie, a high-end full-service restaurant offering brunch, lunch, dinner and barista services.

“Bank of America Center has long been a trophy office building in downtown Orlando and Cousins Properties’ forward-thinking, innovative approach to property management will help keep this iconic building at the top of the market,” said Colliers’ Todd Davis. “While this property will always be a great fit for professional services tenants, the landlord’s plans for improvements give it the potential to cater to the young, technology-driven companies that are fueling Orlando’s economic growth.”

Situated in the heart of Orlando’s central business district, the property is across the street from the county courthouse and provides convenient access to Interstate 4, State Road 408 (East-West Expressway) and the SunRail commuter-rail station. It is also convenient to the future site of Orlando’s Creative Village, positioning it within the path of new development in the city’s urban core. Cousins Properties is an Atlanta-based firm specializing in the development, acquisition, leasing and property management of Class A office towers in major markets around the country. In Central Florida, the landlord also owns and manages The Citrus Center, at 255 S. Orange Ave., and One Orlando Center, at 800 N. Magnolia Ave.

“The Colliers team has the knowledge and experience needed to market this iconic property as downtown Orlando grows into an even more innovative and tech-focused business district,” said Shipley Hall, Orlando Managing Director and Senior Vice President with Cousins Properties. “We look forward to expanding our partnership with Colliers to diversify our tenant mix as we implement modern upgrades into the building.”

Available spaces in the Bank of America Center range from 1,500 square feet to 25,000 square feet and offer premium views of downtown Orlando. The office building is located 390 N. Orange Ave.
