Cushman & Wakefield Arranges Sale Of Clermont Business Center
Cushman & Wakefield has arranged the sale of Clermont Business Center, a two-building, Class A warehouse and distribution park totaling 107,806 square feet in Clermont.
EQT Exeter purchased the asset for $22 million, according to Lake County records. It last sold in May 2021 for 16 million.
Rick Colon, Rick Brugge, and Mike Davis of Cushman & Wakefield represented the seller in the transaction, which closed November 13.
“This was a unique investment opportunity to acquire a Class A Industrial property in a location where there is limited land for additional development coupled with high demand for warehouse space to service this rapidly growing corridor. The current configuration which includes office pods at each end of the building also offers future flexibility in an environment where construction costs continue to climb,” said Colon, Senior Director at Cushman & Wakefield.
Clermont Business Center was built in 2019 by McDonald Development Company and fully leased by two tenants at the time of sale.
The property consists of two front load buildings with a shared 180’ truck court located at 12664 and 12668 Hancock Rd. The assets boast state-of-the-art features including tilt-wall construction, 24-to-26-foot clear heights, ESFR fire protection, dock-high loading, and flexible bay sizes. They are located within the rapidly growing Clermont area and sit directly west of the confluence of Florida’s Turnpike, U.S. Route 27, the East-West Expressway (SR 408), Daniel Webster Western Beltway (SR 429), and State Road 50.
